Directed multiple construction teams overseeing $300 million in capital improvements and property repositioning. Improvements include roofs, elevators, HVAC systems, tenant improvements, spec suites, white boxes, lobbies, conference rooms, restrooms, corridors, gyms, lounges, common area renovations, exterior upgrades, parking lot improvements, and seismic retrofits.
Due Diligence and Acquisitions
Led the due diligence and acquisition of 130 commercial properties exceeding $1.2 billion. Delivered exceptional returns of 30-40% with the average IRR exceeding 21%. Created extensive due diligence checklists, analyzed thousands of leases, created multiple Excel models, performed detailed market studies, and hired teams of third-party vendors to assist in the due diligence process.
Financing
Closed approximately $700 million of acquisition financing and refinances and extended investment periods through the successful restructuring of $300 million of debt.
